As you may know, the standard offer contract works fine when you want to purchase an underwater property. However, we've discovered a few flaws in it that you should know about, and offer you an amendment that fixes them.

In short, the standard contract:

• Is missing wording to allow the purchaser to nullify the offer if the property is destroyed by tsunami; and
• Refers to plumbing inspections which, as you know, are irrelevant in underwater properties.
